Evergreene Industrial Park, located in Sawmills, North Carolina, is a county and municipal-owned property in the Town of Sawmills. It was established in 2022 to create a modern industrial park to meet industry needs and promote local economic development. The park covers 34 acres of strategically positioned land and aims to attract businesses, encourage job creation, and fuel regional growth.
The plan for Evergreene Industrial Park includes constructing five industrial buildings: four 50,000-square-foot buildings and one expandable 100,000-square-foot building that can be expanded to 200,000 square feet. The design allows for flexibility, offering customizable spaces for businesses looking to establish a presence in Caldwell County. With 30 acres designated for industrial development, the park provides ample space and infrastructure to attract companies seeking growth in the region.
Significant progress has been made since the park's inception. In the latter half of 2023, large-scale clearing and debris removal were conducted, laying the groundwork for further development. A dirt and gravel access road was created to facilitate access to the property, allowing potential investors and businesses to explore the park's potential easily. This early infrastructure work sets the stage for more extensive development, beginning in the coming year.
Key infrastructure developments are on the horizon. Grading work will commence in the spring of 2025, focusing on where the 200,000-square-foot building will be located. This vital step will prepare the land for future construction and expansion. Additionally, Evergreene Industrial Park recently received a grant from the Appalachian Regional Commission (ARC) to extend utilities into the park. This grant marks a crucial milestone in the park's development, enabling the installation of essential utilities that will make the property even more attractive to potential tenants.
With Phase 1 and Phase 2 of the project now completed and available for review, the following steps for Evergreene Industrial Park are well-defined. The extension of utilities, funded by the ARC grant, will be followed by constructing an official access road and further grading work. These developments will pave the way for future tenants and bring the park closer to operation. Once completed, Evergreene Industrial Park will offer a premier location for industries looking to establish or expand their presence in North Carolina, with flexible building space and modern infrastructure tailored to meet their needs.
With significant progress already made and more to come in 2025, the park is on track to become a central hub for industrial activity in the region.
